Meet David Kelmenson and The Radcliffe Group:

 

David Kelmenson is a licensed Real Estate Sales Agent in the State of California. David also holds REALTORÒ membership in the Beverly Hills Greater Los Angeles Association of REALTORSÒ. He is a certified member of the California Association of Realtors (CAR) and National Association of Realtors (NAR).

 

David joined The Radcliffe Group at the world renowned Sotheby’s International Realty as The Managing Buyer’s Specialist at the beginning of 2004. Since joining, he has completed over 35 transactions. David oversees and manages all Buyers’ agents for the company.  Moreover, David grew up on the Westside and currently lives in Pacific Palisades, which has afforded him extensive market knowledge, which is the cornerstone of a real estate professional.

 

David brings his experience and expertise to The Radcliffe Group which has, over the last 17 years, developed proven systems and methods to inform and lead its’ clients smoothly, efficiently and effectively through the real estate buying and selling process. How David & The Radcliffe Group services their clients:

 

The Radcliffe Group focuses on the special needs of both buyers and sellers individually. Robert Radcliffe works directly with the selling clients and concentrates on the marketing of their homes. David only works with Buyers. This guarantees that both buyers and sellers are given expert attention to their different and individual needs. Both David and Robert have a supporting staff that includes a full time assistant, transaction coordinator and escrow administrator. After a property has been identified and a buying client decides that they want to write an offer, then David and Robert will work hand in hand as a team to negotiate and attain an accepted offer. From that point, our supporting staff steps in and helps facilitate the escrow process, while David and Robert focus on protecting and guiding the client every step of the way, until close of escrow.

 

David is a market expert in Pacific Palisades, Brentwood and North Santa Monica. Clients are positive that they are always being presented with the best homes on the market. In addition, David continuously networks with all the other local brokers in order to present homes before they enter the open market. David also maintains an up to date list of homes that are not listed on the open market, but are also available as private sales.

 

As for the open market, all homes listed for sale are entered into the Multiple Listing Service (MLS), which is used by ALL Brokers as their resource for properties on the market. David reviews this list 2-3 times per day and immediately notifies his clients of any homes that may be a match for them.  “Our clients will NEVER miss a home”. Every week during the broker’s caravan, David previews all new listings. The Broker’s caravan, combined with his knowledge of all the current and past inventory, allows him to closely evaluate the market place and specifically match his clients with the properties that best suits their needs. This eliminates clients having to drive to open houses and showing appointments, to only find that the home is not right for them.

 

Since David’s only focuses on buying clients, his service is unparalleled compared to single-handed agents that work with both sellers and buyers, who do not have a supporting staff. David is also available to his clients 7 days per week in person, by cell phone or email.

 

As for negotiating expertise, David and Robert have saved their buying clients thousands of dollars during negotiations. Moreover, David carefully advises his clients on the current fair market value for each individual property. As for David’s developer clients, he has a proven system that calculates land value, average construction costs and carrying costs.  Since David closely monitors the market place, he knows the current going rate on a cost per square foot for a newly constructed home. Through this system, David can advise his investor clientele about the structure of a development deal.

 

David is highly regarded by his colleagues as one of the best and most experienced buying agents on the Westside.
