Think about this seriously:
* Do you want your agent selling you a home or an agent protecting, guiding and representing you with your home purchase?
* Do you want high pressure sales people randomly calling you, OR do you want a professional business relationship with a consultant that you can trust and respect?
* Do you want preferred treatment, or to just be a part of random emails and faxes from dozens of agents, some of which may have very little real estate experience?
* Do you want to be the first person introduced to the best homes on the market, or the last call at the end of a long line?
Why would anyone want to be at the bottom of a call list when they can receive preferred treatment that can only obtained with exclusive & professional representation? Your Real Estate agent is the single most important person, leading one of your largest financial transactions. By not having a bonding relationship with your agent, you risk receiving, at best, mediocre representation.
The #1 reason to not working with an agent exclusively is;
* When an agent senses that you may buy another house with another agent, they are far less aggressive in negotiations. By having your agent negotiate from a position of security enables them to represent you far more aggressively and confidently. In order for you to get the best possible deal, your most important team player - your agent, can not have the fear and pressure of possibly losing you to another agent on another house. Think about it! How would you perform under these same circumstances?
Choose your representative based on market knowledge, years of experience, stellar credentials and being a top selling agent. Preferably, one with a staff that can simply offer better customer service to you.
